Start with the paperwork. Ask the seller for any permit or pumping receipts, and use the SCDES steps above when they have nothing. Then book a pump and inspection in your first months in the house, the way Lori did. What the inspection shows should set your schedule. I recommend pumping about every three to five years. SCDES’s
septic tank maintenance guidance says the same and adds an inspection every one to two years. The right number for your house depends on household size and tank size.
Write down where the lid is. Take a photo with a landmark in it, like an AC unit, and keep it with your house papers. Keep heavy vehicles and equipment off the tank and the drain field, because driving over them is one of the most common ways we see them damaged. Leave the lid itself alone, and call 811 before you dig anywhere on your own.
Don’t flush wipes labeled “flushable.” We have dug into systems and found wipes packed into the blockage. They belong in the trash. We also keep a record of every tank we pump and reach out around the three-year mark, so the next pump doesn’t depend on anyone’s memory.
